Buying a home is one of the most meaningful investments you’ll make — both financially and personally. Whether you’re purchasing your first condo or upgrading to your dream house, understanding the process helps you make better decisions and avoid unnecessary stress.

This guide walks you through the key steps, from getting prepared to moving in.

Step 1: Define Your Priorities

Think carefully about what you need and want:

Having clear criteria helps you focus your search.
Browse this website to see what’s currently on the market and how it aligns with your priorities — and if it doesn’t yet, we’ll work together to refine your expectations.

This is where the fun begins!
I’ll help you:

We’ll stay nimble and responsive to make sure your search is focused and productive.

Step 3: Get Pre‑Approved

Some agents insist this should be your very first step — and it’s true you’ll need pre‑approval before making an offer (unless you’re paying cash).
Once your search gets serious, it’s time to obtain a pre‑approval letter from a trusted lender, showing sellers you’re financially ready.

📌 Pro tip: Not all lenders are equal. I can connect you with reliable professionals who don’t just pre‑approve you but actually stand behind their approval when it counts — ensuring a smooth closing.
Keep in mind: pre‑approval is based on the information you provide and does not guarantee the lender will fund your mortgage after final checks and appraisal. The closer your final situation matches what you declared upfront, the more likely your loan will be approved.

Beware of lenders who hand out pre‑approvals too easily — they’re just as likely to reject you later if something doesn’t strictly align.

Step 4: Make an Offer

When you find the one, we’ll craft a competitive, thoughtful offer.
We’ll review comparable sales, discuss contingencies, and structure the offer to protect your interests while giving you the best chance of acceptance.

💡 Note: Starting October, new rules in Massachusetts will prohibit buyers from waiving the home inspection as a condition of the offer — so keep that in mind.

Step 5: Home Inspection & Due Diligence

After your offer is accepted, you’ll typically schedule a home inspection to identify any potential issues.
I’ll also help you navigate disclosures, paperwork, and other due diligence steps to ensure everything is in order before closing.

Step 6: Closing & Moving In

On closing day, you’ll do a final walkthrough to make sure everything is as expected, sign the paperwork, and get the keys to your new home.
Then it’s time to move in and celebrate your achievement!
